Where the time goes in a normal sale
An open-market sale involves finding a buyer, waiting for their mortgage and survey, the conveyancing on both sides, and often a chain of linked purchases. Every step depends on someone else. Delays at any point push back the whole chain, and nothing is binding until exchange of contracts.
Ways to speed things up
Whatever route you choose, these steps help:
- Instruct a conveyancer before you accept an offer, and gather your title deeds, ID and certificates.
- Fill in the property information forms early.
- Favour a buyer who is chain-free with funds or a mortgage offer in place.
- Price realistically from the start. Reductions later cost time.
How a direct cash sale works
When you sell to us there is no onward chain and no mortgage approval. We make a formal offer, our solicitors and yours handle the legal work, and you choose the completion date. Completion can be in as little as 7 days where the legal paperwork allows; many sellers choose a later date to suit their move.
The trade-off is price: a direct buyer will usually pay less than the best possible open-market price. Our holding-cost calculator on the homepage helps you compare what waiting could cost against a quicker sale.
