What the SR1 figures mean if you are selling
Flats and maisonettes made up 68% of the 25 standard sales recorded in SR1, followed by terraced houses at 28%. With one property type this dominant, the district median mostly reflects flats and maisonettes, so check the type table before comparing your own home.
Only 36% of sales here were freehold. Most leasehold buyers and their lenders will look closely at the remaining lease term, ground rent and service charges, and these can affect both the price and how long a sale takes.
Prices vary widely: the middle half of sales ran from £43,000 to £86,000. In a district this mixed, the street and the type of property matter more than the headline median.
A further 67 transactions were recorded at non-standard prices, about 73% of the total. These include sales to companies, buy-to-let purchases made through a business and repossessions, and they are left out of the figures above.
With 25 sales in twelve months, this is a small sample. A handful of unusual sales can move the median, so treat it as a rough guide.
A median is the middle sale price. Half of homes sold for more and half for less. It is a useful benchmark, but your property's value depends on its type, size, condition and exact location. The streets with the most recorded sales in this period were West Wear Street, Upper Market Square, Maddison Court, Norfolk Street.
