What sells in Sheffield
Semi-detached houses were the most common sale in Sheffield, at 39% of the 5,471 standard sales between August 2025 and July 2026, followed by terraced houses at 32%. The median ran from £145,000 for flats and maisonettes to £385,000 for detached houses, so the overall figure of £215,000 depends heavily on which types happen to sell.
The mix of property types sold has stayed broadly similar since 2021, with no type's share of sales moving by more than two percentage points between 2021 and 2025.
How Sheffield has changed since 2021
Recorded sales went from 7,976 in 2021 to 6,536 in 2025 (down 18%). The busiest complete year was 2021 and the quietest was 2023, with 6,122 sales.
The overall median moved from £183,000 in 2021 to £220,000 in 2025 (up 20%). 2025 was the highest complete year on record here. It did not fall in any complete year in the series. These medians describe the homes that happened to sell each year, so they are not a like-for-like measure of how much any individual property has gained in value.
By type, the largest change between 2021 and 2025 was for semi-detached houses (up 23%) and the smallest for flats and maisonettes (up 9%). Only types with at least 10 sales in both years are compared, and the same caution about recorded sales applies.
The 2026 row covers January to July only, with 2,562 sales so far, and is not used in any of these comparisons.
Postcode districts compared
Over the same twelve months, S8 (590 sales, median £252,000) was 17% above the council-wide median; S12 (358 sales, median £185,000) was 14% below the council-wide median; S2 (318 sales, median £175,000) was 19% below the council-wide median; and S5 (435 sales, median £165,000) was 23% below the council-wide median.
Postcode and council boundaries do not line up exactly. 358 sales were recorded in S12, of which 353 fell inside Sheffield. The district figures above cover each whole postcode district.
Sales inside Sheffield from these districts make up 31% of the council area's 5,471 sales over the same period; the rest come from postcode districts we do not yet publish.
How wide the price range is
The middle half of sales in Sheffield sold for between £160,000 and £310,000, with the upper end 1.9 times the lower. That is a wide spread, so property type and exact location matter far more than the headline median when judging a single home.

*2026 covers January to July only. It is not comparable with full years. Medians are shown where a year has at least 5 sales of that type, and those based on fewer than 10 sales are marked as a small sample. The overall change below uses complete years only.
The median recorded price in Sheffield moved from £183,000 in 2021 to £220,000 in 2025, a change of +20%. Medians shift with the mix of homes sold each year, so treat this as a broad indication rather than a measure of any one property's value.
