What sells in Newcastle upon Tyne
Semi-detached houses were the most common sale in Newcastle upon Tyne, at 33% of the 2,898 standard sales between August 2025 and July 2026, almost exactly level with terraced houses (956 and 955 sales). The median ran from £155,000 for flats and maisonettes to £351,997 for detached houses, so the overall figure of £205,000 depends heavily on which types happen to sell.
The mix has shifted since 2021: detached houses made up 20% of sales that year and 16% in 2025. A change in mix moves the overall median even when prices for each type stay level.
How Newcastle upon Tyne has changed since 2021
Recorded sales went from 4,888 in 2021 to 3,633 in 2025 (down 26%). The busiest complete year was 2021 and the quietest was 2024, with 3,617 sales.
The overall median moved from £185,000 in 2021 to £210,000 in 2025 (up 14%). 2025 was the highest complete year on record here. The median fell year on year in 2024. These medians describe the homes that happened to sell each year, so they are not a like-for-like measure of how much any individual property has gained in value.
By type, the largest change between 2021 and 2025 was for semi-detached houses (up 18%) and the smallest for detached houses (up 9%). Only types with at least 10 sales in both years are compared, and the same caution about recorded sales applies.
The 2026 row covers January to July only, with 1,383 sales so far, and is not used in any of these comparisons.

How wide the price range is
The middle half of sales in Newcastle upon Tyne sold for between £150,000 and £302,125, with the upper end 2.0 times the lower. That is a wide spread, so property type and exact location matter far more than the headline median when judging a single home.
