What sells in Leicester

Terraced houses were the most common sale in Leicester, at 43% of the 2,046 standard sales between August 2025 and July 2026, followed by semi-detached houses at 35%. The median ran from £123,000 for flats and maisonettes to £382,000 for detached houses, so the overall figure of £243,200 depends heavily on which types happen to sell.

The mix has shifted since 2021: terraced houses made up 38% of sales that year and 42% in 2025. A change in mix moves the overall median even when prices for each type stay level.

How Leicester has changed since 2021

Recorded sales went from 3,111 in 2021 to 2,360 in 2025 (down 24%). The busiest complete year was 2021 and the quietest was 2024, with 2,171 sales.

The overall median moved from £216,000 in 2021 to £242,250 in 2025 (up 12%). 2025 was the highest complete year on record here. It did not fall in any complete year in the series. These medians describe the homes that happened to sell each year, so they are not a like-for-like measure of how much any individual property has gained in value.

By type, the largest change between 2021 and 2025 was for semi-detached houses (up 15%) and the smallest for flats and maisonettes (up 2%). Only types with at least 10 sales in both years are compared, and the same caution about recorded sales applies.

The 2026 row covers January to July only, with 1,035 sales so far, and is not used in any of these comparisons.

Postcode districts compared

Over the same twelve months, LE2 (887 sales, median £255,000) was 5% above the council-wide median; and LE3 (863 sales, median £250,000) was close to the council-wide median.

Postcode and council boundaries do not line up exactly. 887 sales were recorded in LE2, of which 582 fell inside Leicester; 863 sales were recorded in LE3, of which 453 fell inside Leicester. The district figures above cover each whole postcode district.

Sales inside Leicester from these districts make up 51% of the council area's 2,046 sales over the same period; the rest come from postcode districts we do not yet publish.

How wide the price range is

The middle half of sales in Leicester sold for between £185,000 and £300,000, with the upper end 1.6 times the lower. That is a moderate spread, so the type-by-type medians on this page are a better guide than the overall figure.

*2026 covers January to July only. It is not comparable with full years. Medians are shown where a year has at least 5 sales of that type, and those based on fewer than 10 sales are marked as a small sample. The overall change below uses complete years only.

The median recorded price in Leicester moved from £216,000 in 2021 to £242,250 in 2025, a change of +12%. Medians shift with the mix of homes sold each year, so treat this as a broad indication rather than a measure of any one property's value.
