What sells in Birmingham
Semi-detached houses were the most common sale in Birmingham, at 36% of the 7,873 standard sales between August 2025 and July 2026, almost exactly level with terraced houses (2,856 and 2,797 sales). The median ran from £147,000 for flats and maisonettes to £460,000 for detached houses, so the overall figure of £240,000 depends heavily on which types happen to sell.
The mix of property types sold has stayed broadly similar since 2021, with no type's share of sales moving by more than two percentage points between 2021 and 2025.
How Birmingham has changed since 2021
Recorded sales went from 13,150 in 2021 to 9,942 in 2025 (down 24%). The busiest complete year was 2021 and the quietest was 2023, with 8,964 sales.
The overall median moved from £210,000 in 2021 to £240,000 in 2025 (up 14%). 2025 was the highest complete year on record here. It did not fall in any complete year in the series. These medians describe the homes that happened to sell each year, so they are not a like-for-like measure of how much any individual property has gained in value.
By type, the largest change between 2021 and 2025 was for terraced houses (up 18%) and the smallest for flats and maisonettes (down 6%). Only types with at least 10 sales in both years are compared, and the same caution about recorded sales applies.
The 2026 row covers January to July only, with 3,842 sales so far, and is not used in any of these comparisons.

How wide the price range is
The middle half of sales in Birmingham sold for between £189,000 and £320,000, with the upper end 1.7 times the lower. That is a moderate spread, so the type-by-type medians on this page are a better guide than the overall figure.

*2026 covers January to July only. It is not comparable with full years. Medians are shown where a year has at least 5 sales of that type, and those based on fewer than 10 sales are marked as a small sample. The overall change below uses complete years only.
The median recorded price in Birmingham moved from £210,000 in 2021 to £240,000 in 2025, a change of +14%. Medians shift with the mix of homes sold each year, so treat this as a broad indication rather than a measure of any one property's value.
